Types of Subcontractors and How They Are Paid


Painting

Painters are paid based on a specific price per square foot of house.  That price will vary according to the complexity of your job.

Your agreement can have either of you providing paint, with price adjusted accordingly.

 

I always have the painter provide his
own paint.  But it must be the brand and grade that we have agreed upon.

You can make a partial payment after everything is primed, sanded, and caulked.

Final payment comes at completion of job, with $200-$300 withheld for a touchup final.

This will come after the trim carpentry final, in which shoe mould is installed.

 

Flooring

All flooring cost is figured by a price per square foot of floor covered.

A one-stop flooring company will give you a proposal with cost breakdowns and a total cost figure.  They will provide all material and labor for one price.

I make one payment to my flooring contractor after the carpet installation is complete, which is always the last thing done.

If however, there is significant time between when your wood and tile installation is complete and the installation of the carpet, they may ask for a partial payment to cover what has been done.  That’s ok as long as it is specified in your agreement.

Landscaping

There is no established formula for figuring landscape costs.  All you can expect is a price breakdown that specifies cost per plant and tree, per yard of sod, and per truckload of topsoil and fill dirt.

The landscape contractor will then estimate his labor cost and give you a total figure for a complete job.

You should make one payment when the job is complete.
