Types of Subcontractors and How They Are Paid
Heat & Air Conditioning (HVAC)
Your HVAC contractor provides a total price for entire job, including all labor and material.
Make one payment of around 50% of total after rough-in is complete and inspection passed. Pay the balance after the final installation is complete and final inspection has passed.
Insulation
Your insulation contractor will propose a total price for the entire job.
This will include all labor and material.
You should make one payment of anywhere from 50-75% when wall and floor insulation is complete and inspection has passed.
Make final payment after attic insulation is complete and inspection has passed.
Roofing
Roofing is measured by the “square.” A square is the amount of shingles it takes to cover one hundred square feet of roof.
Roofers charge a fixed price per square, which can vary according to the type of shingle or the pitch (steepness) of the roof. They also charge more for two-story houses.
Extra charges occur for installation of vents, valley metal, or other options.
Some roofers will contract to provide all material as well as labor. I find it cheaper to provide material myself.
Make one payment when the job is complete.
