The two most significant money saving options you have by way of house design is to build a two-story house and put it on a concrete slab foundation.
These may not be options for you. But if they are, the savings can be significant.Â
My experience has been that the construction cost of a two-story, slab foundation house, can be 10-15% less than a one-story, crawlspace foundation house of comparable square footage.
For most houses, that means tens of thousands of dollars.
Corners and offsets in exterior walls add cost, as do chimneys ─ brick ones in particular.
A side-entry garage improves appearance, but adds cost in concrete and labor.
Gables and dormers in the roof
design look good. They add
drama to the house ─ and your
budget.
There are no right or wrong answers in the lower cost versus enhanced appearance debate.
It’s just a value judgment you’ll have to make.
