Building It In The Right Order


On another page, I give you a building schedule based on the same one I use.  That schedule allows for some flexibility in the order in which you do things.

In other words, doing tasks out of the sequence that is on the list won’t necessarily cause a major problem.  Some tasks, however, must never be done out of correct chronological order.  Task “A” had better be done before task “B”.

 

Getting the chronological order wrong may force you to redo something, wasting time and spending money that you had planned to spend on a plasma TV.


Here’s a list of the big items that I never do out of proper sequence.


I already have my plasma TV, but that’s no reason to get sloppy.  Do these things by the number.

 

 

Never, and I really mean this, never get these out of the order that I list.  Now that we understand each other, here goes:

1.  Survey your lot before you close the sale.  Name of subdivision, lot number, phase number, street address, all that stuff.  I find it helpful to buy the actual lot that I think I’m buying.  The surveyor will stake the corners of the lot, but also have him stake the minimum building lines (the envelope in which your house must be built) and the elevation requirement, along with easements (if applicable).

2.  Close the sale of the lot.  Ok, sorry.  You already know not to try to build a house on land that you don’t own.  I don’t know what I was thinking.

3.  Get a building permit.

4.  Get temporary power and water for construction purposes.

5.  You probably already have builder’s risk and liability insurance in place.  Make sure of it.

6.  Do necessary site work (dirt moving, fill, and leveling) to prepare for foundation.

7.  Meet on site with foundation contractor.  Establish that all corners of the foundation are within setback (minimum building lines) requirements.
